Assess
Before a price is discussed, the property is measured against the market around it.
- Recent comparable sales in the same pocket, matched on property type, land size and condition.
- A realistic view of the finished value, based on renovated sales rather than hopeful ones.
- A costed renovation scope from the condition of the property as it stands.
- A maximum purchase price that leaves the project viable if the market moves against us.
Acquire
We buy on terms that suit the seller, and we buy the property as it is.
- No repairs, styling, cleaning or open homes required from the owner.
- Settlement timed to the seller, whether that is fast or deliberately long.
- Offers made directly, or through the agent where the property is listed.
- Conditions kept to what the lender and the law require, and no more.
Renovate
The scope is fixed and costed before the first trade is booked.
- A line-by-line scope covering every room and every external element.
- Trades engaged directly and managed against that scope and a dated schedule.
- Materials specified up front, so pricing does not drift mid-build.
- Variations approved against the budget, not absorbed into it.
Sell
The finished home is sold through an independent local agent.
- Finished to suit the buyer the renovation was designed around.
- The sale is handled by that agent, not by Vintuna.
- Each result will be reviewed against the original assessment.
- What that review shows is intended to inform how the next property is assessed.
